Loft Clearance Service
Rats, mice, squirrels, birds and insects have the potential to lead to substantial contamination in loft spaces. At AgriPest West Yorkshire, our expertise lies in thoroughly cleaning up loft spaces after a pest infestation. Recognising that most homeowners may not be equipped to handle such physically demanding and unpleasant tasks, we manage the entire clean up process from beginning to end, including:
Stripping out and removal of contaminated loft insulation
Removal of droppings, nests, carcasses and other contaminated materials
Disinfection of the loft space to neutralise harmful pathogens
The laying of new loft insulation
Why is loft clearance necessary?
Rodents and birds can introduce contamination to loft insulation, roof timbers and stored materials through their droppings, urine and deceased bodies. This contamination poses a risk of spreading disease causing pathogens such as Hantavirus, Leptospirosis (Weil’s Disease), Ornithosis, E.Coli, and Salmonella. The foul odour resulting from an infestation can permeate the building’s fabric, creating an unpleasant living environment. Additionally, the debris associated with infestations may lead to secondary infestations of flies, mites, fleas and beetles, compounding the initial problem.
What does the service entail?
1 – Consultation
When our clients contact us, we have a detailed conversation regarding the nature of the issue.
2 – Survey
This process includes a site visit to assess the magnitude and logistics of the loft clearance. During the visit, we will enter the loft space to determine:
- The dimensions of the loft space
- Whether there are multiple loft spaces
- The degree and severity of contamination
- The type and quantity of insulation currently in place
- Identification of other materials requiring disposal
- Evaluation of access points to the loft space
- Examination of access from the loft space to the exterior
- Determination of the necessary depth for new insulation

3 – Process
Strip out – This phase involves the removal of old loft insulation for proper disposal. The old insulation is carefully bagged and removed. Contaminated items are also removed to be disposed of.
Clean up – For rodent infestations, this step entails using an industrial vacuum to eliminate droppings, nesting material, and chewed debris. Larger debris is removed using a dustpan and brush. In the case of bird infestations, significant amounts of guano may be shovelled into bags for proper disposal.
Decontamination – This crucial phase utilises specialised disinfectants to neutralise pathogens associated with pest infestations. The disinfectants effectively eliminate viruses, bacteria, protozoa, and fungi commonly found in infested premises. Application is carried out using sprayers and specialised ULV machines, which generate a fine mist of disinfectant, permeating every nook and cranny within the loft space.
New Insulation Installation – The final step involves laying new insulation in the thoroughly decontaminated loft space. We apply a bottom layer to insulate between the loft beams and then add a top up layer of insulation, completing the installation.
